

The Broadway Commons mixed-use project was completed in 2005 and consists of
88 residential condominium units over ground-floor retail space. The
property occupies almost the entire block bound by NE 16th and NE 17th
streets (east and west) and NE Broadway and NE Weidler (north and south).
The entire 36,000 square-foot retail floor of this mixed-use building was designed and
constructed to be the Irvington location of a popular high-end grocery store
until a dispute with the developer ended those plans, leaving an empty shell
intended for a single grocery user.
After
acquisition of the retail space in 2008 from the prior developer, our challenge
was to create a plan to adapt the floor plate to allow multiple retailers to
take advantage of this pedestrian-friendly neighborhood with extremely close
proximity to Lloyd Center Mall.
Our plan involved assessing the current configuration to determine where we could incorporate additional glass line and sidewalk entries to encourage pedestrian traffic, as well as reworking the existing systems in the building to accommodate multiple tenants.
Construction
began in mid-2008, demolishing the entire south facade and creating three
independent store-front spaces along NE Weidler ranging in size from 1,800
to 3,500 square feet. Our leasing plan creates smaller retail spaces
wrapping the south and east sides of the building, and maintains the larger,
high exposure space on the corner of NE 16th and NE Broadway. The available
retail space is served by an underground parking garage with 72 parking
spaces accessed by freight-sized elevators that lift directly into the
retail area. There are two loading docks on NE 17th Ave., one of which
can accommodate a full-size 53-foot truck.
As of March, 2009 we have leased 3,300 square feet and have proposals out for the two smaller store fronts on Weidler. The project is being represented by Urban Works Real Estate.
