How do you address the need for cost effective live/work units in Portland?  We bought an industrial warehouse in the heart of Portland’s Alberta Arts district with adaptive re-use in mind.  The Alberta Arts neighborhood is a working artist area scattered with galleries, studios, restaurants, bars, and boutique retail shops along Alberta Street stretching from NE Martin Luther King, Jr. Blvd. to NE 33rd Ave.

 

 

 

 

 

 

 

 

 

 

Our plan is to create six live/work units that can accommodate full commercial and creative uses with a living loft above.  These units will be clustered around a courtyard facing NE 14th Ave. In addition, there will be three larger live/work adaptable retail units on Alberta Street providing greater commercial exposure.  Each unit will feature 21-foot ceilings in the open work area, stained concrete floors, an operable glazed roll-up door, an ADA-compliant restroom on the first floor, a full kitchen, private bath and living area, and a utility sink. We will also create 2,000 square feet of new dedicated retail space within the courtyard area and fronting Alberta Street.  Construction is expected to begin in the spring of 2009.
